Jacob Margulies founded Pearlstone on three guiding principles – a passion for the work, the integrity to build trust with clients, and a culture that treats clients and associates alike with professionalism and understanding.
In Pearlstone, Jacob set out to create the industry’s most high-end and highly personalized, consultancy to the hotel sector. The business includes forensic diligence (agreed upon procedures, AUP), underwriting, feasibility studies and project and development services for all hotel types classes. Pearlstone also offers the Pearlstone Report —a comprehensive report that strengthens your hotel financing or acquisition.
In his role as Founder and Principal, Jacob oversees every aspect of business development and client service. He brings a vast experience in strategic leadership, and over 15 years of real estate and hotel expertise. He know what it takes to successfully deliver on the deals and projects Pearlstone takes on, and he works to provide the highest level of service to ensure that clients have the utmost confidence in Pearlstone’s work and in their transaction.
Bio
Prior to forming Pearlstone, Jacob was a Director at two real estate diligence consulting firms where he underwrote and completed AUP’s on hundreds of hotel and commercial real estate loans for bank and non-bank lenders including Balance Sheet, CMBS, bridge and mezzanine lenders. Jacob also led acquisition analysis and feasibility development studies for private equity clients.
Prior to his consulting experience, Jacob worked as Director of Real Estate and Development at Belmond (formerly Orient-Express Hotels), a luxury hotel company, where he spearheaded acquisitions for over 75 hotels and residential properties. Additionally, Jacob managed hotel, retail, marina and residential condominium development sites from predevelopment to stabilization. He also oversaw the pre-development site of what is now the Baccarat Hotel and Residences in Midtown Manhattan.
Jacob also worked in luxury retail real estate at Fifth and Pacific Company (Juicy Couture, Kate Spade and Lucky Brand Jeans) where he led return on capital investment, IRR and NPV analysis for approximately 120 new retail store locations. He also worked at NYU Langone Medical Center where he managed a portfolio of 35 office and residential buildings encompassing over 5 million square feet of space.
Jacob received an MS in Real Estate Finance from NYU Schack Institute of Real Estate and a BA in Economics from Yeshiva University in New York City. He is very active in his community, participating in local charities, tutoring, and volunteering as a coach for local youth sport leagues.
In his free time, Jacob likes to spend time with his wife and family, and has fun teaching his children how to play golf.
